With a campus including 100k square feet of outpatient services and another 150 units of senior housing – we believed that there would be a natural demand for complementary retail and commercial office users (restaurant, coffee shop, dermatologist, optometrist, dentist, etc.). With the campus design – these tenants would be provided with frontage on the primary road (Racetrack Road – which has an average annual daily traffic count of 18,315) with great signage and visibility. The flexibility we have with the design means we can accommodate any tenant size and position them properly to ensure their operational success.
