<p>Groundbreaking took place earlier this month on Verde Medical Center, a significant new medical office project serving a fast-growing part of the East Valley.</p>



<p>Verde Medical Center will be a 39,000-square-foot, Class A medical office building located at the southwest quadrant of Williams Field Road and Recker Road in south Gilbert. The building is part of a larger mixed-use project called Verde at Cooley Station which includes approximately 95,000 square feet of retail, restaurants and fitness operators, a 25,000 square foot of creative office building and three multi-family residential projects totaling more approximately 750 units.</p>



<p>“We are excited to enter the East Valley medical office market and to bring this exceptional project to life,” said <strong>Robert Sina</strong>, Principal with Sina Companies. “Verde Medical Center will provide an important new hub for healthcare in Gilbert and an important amenity for the region. This was an ideal opportunity for us to enter this market and create a significant new Class A medical property.”</p>



<p>Norman Brody, Managing Member of the team developing Verde at Cooley Station, said the new medical office building will be a key component in the overall development.</p>

<p>•&nbsp;Adventure ABA, LLC, a local Arizona company that provides Applied Behavior Analysis (ABA) therapy in Phoenix and surrounding areas for the treatment of&nbsp;<a href="https://www.cdc.gov/ncbddd/autism/facts.html" rel="nofollow noopener" target="_blank">Autism Spectrum Disorders</a>.&nbsp; This will be their fourth&nbsp;Valley location and they have been serving the Valley for more than five years.</p>



<p>•&nbsp;Desert Valley Pediatric Therapy:&nbsp;&nbsp;Founded by a Speech Language Pathologist, Desert Valley Pediatric Therapy offers speech, occupational, and physical therapy to children with a variety of developmental delays and injuries.&nbsp;DV Pediatric Therapy has one other location in the Ahwatukee area and looks forward to serving the east valley families.</p>

										<content:encoded><![CDATA[<p>The University of Florida and Jupiter Medical Center will partner to build a hospital in the Avenir community in Palm Beach Gardens.</p>
<p>This is the first facility to be developed by UF Health and the nonprofit hospital, which signed a <a href="https://www.bizjournals.com/southflorida/news/2022/06/08/uf-aligns-with-jupiter-medical-center.html" rel="nofollow noopener" target="_blank">letter of intent to work together</a> in June. UF has been expanding its presence in Palm Beach County this year, having taken over the operations of the Scripps Research Institute and announcing plans for a <a href="https://www.bizjournals.com/southflorida/news/2022/08/22/uf-raises-100m-for-wpb-campus.html" rel="nofollow noopener" target="_blank">graduate campus in West Palm Beach</a>.</p>
<p>“With the exponential population growth in Palm Beach County and surrounding areas comes the need for innovative and diverse health care offerings,” said Dr. <a href="https://www.bizjournals.com/southflorida/search/results?q=David R. Nelson" rel="nofollow noopener" target="_blank">David R. Nelson</a>, senior VP for health affairs at UF and president of UF Health. “The neighborhood hospital is the perfect opportunity to increase community health care access in the region by bringing world-class doctors, state-of-the-art facilities and transformational technology closer to home.”</p>
<p>Totaling 53,000 square feet in two stories, Jupiter Medical Center | UF Health Neighborhood Hospital would feature a 24-hour emergency room, <strong>20 </strong>inpatient beds, operating rooms, a diagnostic laboratory, imaging services and medical offices.</p>
<p>Palm Beach Gardens-based Sina Cos. would build the facility. It’s slated to open in 2024.</p>
<p>“The Jupiter Medical Center | UF Health Neighborhood Hospital at the Health Park at Avenir is an example of our strong commitment to expanding access to health care for our growing community,” said Dr. <a href="https://www.bizjournals.com/southflorida/search/results?q=Amit Rastogi" rel="nofollow noopener" target="_blank">Amit Rastogi</a>, president and CEO of Jupiter Medical Center. “This new, state-of-the-art facility will provide the latest in leading-edge medicine, right where patients want their care — close to home.”</p>
<p>Rastogi said he&#8217;s been considering a hospital in that area for two years, before the partnership with UF came about. There are over 30,000 residents there who live more than 15 miles from emergency services, he said.</p>
<p>Avenir is a 4,752-acre master-planned community under development along Northlake Boulevard on the west side of Palm Beach Gardens. It will ultimately have 3,900 homes.</p>
<p>While a 20-bed hospital is a good starting point, there is room to grow the campus if the need arises, Rastogi said. The first phase will create about 100 jobs.</p>
<p>There are no plans for UF Health to staff the hospital, Rastogi said. JMC will work with UF Health for research and academic training, so physicians and nurses will train in both the Avenir hospital and on JMC&#8217;s main campus, he said.</p>
<p>&#8220;Most trainees end up staying in the area where they receive training,&#8221; Rastogi said. &#8220;This will create a pipeline of health care workers.&#8221;</p>
<p>Rastogi said JMC is considering other neighborhood healthcare facilities with UF Health in Palm Beach County. It&#8217;s also boosted its main campus with the construction of an expanded emergency department and a surgical facility, with plans for a 100-bed tower in the works, he added.</p>

<p>Jupiter Medical Center and UF Health plan to build a hospital in Palm Beach Gardens’ emerging Avenir community, an aggressive bid by both entities to capture new patient business in western sections of the county.</p>
<p>Jupiter Medical Center | UF Health Neighborhood Hospital at the Health Park at Avenir will feature 24-hour emergency services with eight ER beds, diagnostic laboratory and imaging services.</p>
<p>The venture marks the second hospital planned by Jupiter Medical and UF Health in Palm Beach Gardens. Efforts are ongoing to create a research hospital on a 70-acre vacant parcel of land next to the Alton community on Donald Ross Road east of Interstate 95.</p>
<p>The Avenir facility, known in the industry as a micro-hospital for its small-er-than-average number of hospital beds, will be built at the community’s Town Center.</p>
<p>Avenir is a new housing community two miles west of the Beeline Highway and Northlake Boulevard. This former ranch, the last undeveloped land in the city of Palm Beach Gardens, will feature 3,900 new homes when completed.</p>
<p>Dr. Amit Rastogi, Jupiter Medical’s president and chief executive, said Jupiter Medical had been eying a facility at Avenir for nearly two years, even before its newly-created alliance with UF Health this year.</p>
<p>But with the pandemic unexpectedly boosting residential growth, the need for a medical facility in the western part of the county made even more sense, he said.</p>
<p>Rastogi said Jupiter Medical is hoping to serve the 35,000 residents who live in housing communities in and around Northlake Boulevard, including Ibis and Bay Hill Estates.</p>
<p>At Avenir alone, there will be 9,000 additional residents when the project is built out, Rastogi said.</p>
<p>“We looked at the population growth, and we also looked at folks who don’t have any access to health care for 15 miles,” he said. “This is an area that would benefit from having a neighbor-hood hospital for ER care and access to admission if needed.”</p>
<p>The new alliance with UF Health will also allow patients access to clinical trials and academic medicine.</p>
<p>In a statement, Dr. David R. Nelson, senior vice president for health affairs at UF and president of UF Health, called the neighborhood hospital “the perfect opportunity” to boost health care access in the region by bringing top doctors and the latest advances in facilities and technology to Palm Beach County resi-dents.</p>
<p>UF Health hascampuses in Gaines-ville, where the University of Florida is located, and Jacksonville. UF Health also has satellite facilities throughout Central Florida. The healthcare system has six health colleges, 10 research cen-ters and institutes and 10 hospitals, in-cluding two teaching hospitals and five specialty hospitals.</p>
<p><strong>Jupiter Medical is expanding its existing campus on Military Trail in Jupiter</strong></p>
<p>The Avenir hospital comes as Jupiter Medical is working to dramatically expand its existing Jupiter campus on Military Trail. More inpatient beds, operating rooms and doctors offices all are in the works for the 242-bed hospital.</p>
<p>The hopital&#8217;s expansion, Rastogi said, comes as official noticed for the first time this year that demand for its service never abated during the summer.</p>
<p>Rastogi waid the increased number of people who have families and are living and working full-time in Palm Beach County has changed its patient profile from mostly retirees during winter.</p>
<p>“The seasonality has gone away,” Rastogi said.<br />
Among the services in greater demand: obstetrics and surgeries.</p>
<p><strong>Avenir hospital is the second planned facility between UF and Jupiter MC</strong></p>
<p>The Avenir hospital is the second facility planned for the newly formed alliance between the state’s flagship university and Palm Beach County’s only independent, not-for-profit hospital.</p>
<p>UF Health and Jupiter recently confirmed plans to build a 50- to 80-bed research hospital in Palm Beach Gardens.</p>
<p>The facility would be built on 70 acres of prime land along Donald Ross Road once slated for 1.6 million square feet of biotech space by the former Scripps Research. In April, UF acquired Scripps’s Florida holdings, including the valuable Palm Beach Gardens land.</p>
<p>Both UF Health and Jupiter Medical are eying Palm Beach County’s recent rapid growth and the influx of new residents as opportunities for more growth. By collaborating, both medical systems gain, medical executives said.</p>
<p>While Jupiter Medical already has a sizable presence in northern Palm Beach County, partnering with UF Health gives the not-for-profit hospital greater access to treatments, physicians, and investment at a time when other hospitals are muscling for patients in the county.</p>
<p>For UF Health, the alliance with Jupiter Medical gives the Gainesville-based giant an instant presence in the county and a new market for patient services.</p>
<p>“With the exponential population growth in Palm Beach County and surrounding areas comes the need for innovative and diverse health care offerings,” Nelson said.</p>
<p>UF is in the midst of a university-wide effort to grow its presence in Palm Beach County, with plans afoot to open graduate programs in finance and technology in downtown West Palm Beach.</p>
<p>In addition to hospital services, the Health Park at Avenir also will include medical office space for primary care and specialty physicians. Pediatric doctors are being considered, too, Rastogi said.</p>
<p>As Jupiter Medical sketches out two more hospitals, it continues efforts to grow its existing hospital campus.</p>
<p>Jupiter Medical is building a tower to add 100 more in-patient beds by 2024. In addition, the hospital’s emergency department is adding 11 beds to its existing 32-bed unit.</p>
<p>And in 2023, a 90,000-square-foot surgical institute is slated to open with 16 operating rooms and two hybrid operating rooms, which can handle same-day surgery as well as more complex procedures.</p>

<p>PORT ST. LUCIE ― Accel International Holdings, Inc., a producer of high-performance conductors, broke ground today at the Tradition Center for Commerce in Port St. Lucie for the company’s newest manufacturing facility.</p>



<p>At least 125 new jobs will be created by the company’s capital investment of $55 million for its new 150,000-square-foot facility and manufacturing equipment. Average annual earnings per worker at the Tradition facility are estimated to be $47,000 plus benefits, 16% higher than St. Lucie County’s average wage.</p>



<p>Originally established in a garage in 2002 and now headquartered in Meriden, Connecticut, Accel currently operates three manufacturing facilities in Indiana and Connecticut. The company produces and distributes high-performance wire and cable products for use in aerospace, medical and telecommunications equipment.<ins> </ins></p>



<p>“We are excited to expand our footprint into Florida and tap into the great resources that the city of Port St. Lucie has to offer. We also look forward to becoming an important part of the community,” said Accel Chief Financial Officer Tim Cummings.</p>



<p>“Accel will be a wonderful asset for our community. The company’s manufacturing jobs are exactly the type of higher-wage jobs we have been wanting for our county’s dynamic workforce,” said St. Lucie County Commission Chair Sean Mitchell. “Accel is also planning on training partnerships with our schools and that is a great opportunity for students throughout our county.”</p>



<p>“Today’s groundbreaking on Accel International’s 40 acres in the Tradition Center for Commerce is another milestone in the ongoing diversification of the city’s economy,” said Port St. Lucie Mayor Shannon Martin. “In addition to higher-wage jobs, investment by companies like Accel make it possible for the city to continue to provide a high level of services and amenities for our residents while also reducing tax rates.”</p>



<p>“We began our relationship with Accel over two years ago by initially searching for an exciting facility to renovate. Not being able to find a viable option, we considered many alternatives within the southeastern U.S. for a ground-up facility and finally chose Port St. Lucie,” said Malcolm Sina, executive chairman of Sina Companies, the project’s developer. “Having developed projects in over 30 states, it has been a real pleasure working with everyone in the city of Port St. Lucie, St. Lucie County, and the state of Florida.”</p>



<p>“This is what we do. It’s exactly what we need to be focusing on, in particular a focus on manufacturing,” said Florida Secretary of Commerce Mark Adler, who attended the Accel International Dec. 9 groundbreaking in his first official appearance following his appointment to the position of commerce secretary and interim president/CEO of Enterprise Florida on Dec. 8. “Florida is open for business.” The state funded $3 million in 2017 toward the development of road the facility is located on.</p>



<p>“Our focus on recruiting clean, high-paying manufacturing jobs to St. Lucie County continues to pay off,” said Pete Tesch, president of the Economic Development Council of St. Lucie County. “We are very proud that Port St. Lucie was selected for Accel’s expansion over two sites in Connecticut and one in North Carolina.”</p>



<p>The company’s vice president of sales, Kyle Senk, told the approximately 100 groundbreaking ceremony attendees that Accel’s manufacturing equipment is expected to arrive at the new facility in June or July. Senk said the project is the company’s largest capital investment to date, and will be its most technologically advanced.</p>

<p>OCEAN PINES – Atlantic General Hospital celebrated the start of construction of the Gudelsky Family Medical Center with a groundbreaking ceremony this week.</p>



<p>On Tuesday, Atlantic General Hospital (AGH) staff and board members joined local officials to commemorate the start of construction of the hospital’s new outpatient medical center. The 53,000 square-foot facility, to be known as the Gudelsky Family Medical Center, is located on Route 589 north of Gum Point Road.</p>



<p>“We look forward to many great things from this facility,” said Rolfe Gudelsky, whose family donated $4 million toward the hospital’s Campaign for the Future.</p>



<p>The new center will include an outpatient surgery center, pharmacy, specialty offices, imaging and lab services, and Atlantic Immedicare.</p>



<p>“I believe I speak for everyone when I say we are so excited to be here today,” said Greg Shockley, chairman of the AGH’s board of trustees. “We would not be here today without every person that has ever supported us as a board member or volunteer, medical staff member and associate, Auxiliary and Junior Auxiliary member, and all of our past and current elected officials and community representatives who advocated on behalf of our community hospital; you are the reason this project is possible. <p>The facility, according to AGH President and CEO Michael Franklin, will allow the hospital to expand to five operating rooms, two of which will be at the Route 589 location. Franklin said the new facility would help eliminate wait times and reduce congregating at AGH facilities, something that is critical while COVID-19 remains a concern. He said the pandemic had slowed the project’s timeline but hadn’t weakened the hospital’s resolve.</p>



<p>“We need this Gudelsky Family Medical Center, even more, today,” he said.</p>



<p>The facility, to be developed by the Sina Companies, is described by AGH as the first multi-specialty ambulatory surgery facility in Worcester County. It will allow for the expansion of surgical services while also providing a more cost-effective location for planned outpatient procedures.</p>



<p>The Sina Companies’ <strong>Malcolm Sina</strong> said the project would serve the Ocean Pines marketplace well.</p>

<p>Eight months after <a href="https://www.palmbeachpost.com/news/20191204/luxury-senior-apartment-complex-breaks-ground-in-palm-beach-gardens" rel="nofollow noopener" target="_blank">the first shovels of dirt were turned</a> at the $60 million luxury rental community for active seniors, a new roof has been fastened to the complex’s 15,000-square-foot clubhouse, while work continues on a pair of residential structures.</p>
<p>When complete next year, the complex for people ages 55 and older will feature 220 one- and two-bedroom apartments and two-bedroom suites in two buildings on top of a parking area, as well as a state-of-the-art clubhouse. It is being built on land previously occupied by the Amara Shrine Center, <a href="https://www.palmbeachpost.com/news/20191122/60-million-upscale-senior-apartment-complex-coming-to-palm-beach-gardens" rel="nofollow noopener" target="_blank">which was demolished last November</a>. The adjacent Moose Lodge building will remain.</p>
<p>Construction has continued throughout the novel <a href="https://www.palmbeachpost.com/topics/coronaviruspbc" rel="nofollow noopener" target="_blank">coronavirus</a> pandemic, and the project remains on schedule, said Michael Uccellini, president, and chief executive officer of Troy, N.Y.-based United Group of Companies, Inc., which is developing the project with Palm Beach Gardens-based Sina Companies and Aztec Group, Inc., a Miami-based investment and merchant banking firm.</p>
<p>The clubhouse is expected to be complete in March, while the residential buildings will be ready for occupancy next summer.</p>
<p>“We are thrilled with the construction progress we have made during the COVID-19 pandemic,” Uccellini said.</p>
<p>The clubhouse will include a living room and fireplace, a commercial kitchen with optional dining programs, a dining room and lounge, a game room, an arts and crafts room, a media center, a state-of-the-art fitness center and yoga studio, and a private salon and spa.</p>
<p>All the apartments will have a screened-in patio, a kitchen, a washer-dryer, luxury finishes, and 9-foot ceilings.</p>
<p>Outdoor facilities include a resort-style pool; kitchen and fire pit; croquet, pickleball, and bocce courts; a community garden; a dog park; and a private lake with walking paths.</p>
<p>Residents will have access to the Senior Umbrella Network Program, which offers fitness and aqua aerobics classes as well as other health and wellness services, finance, legal and administrative support, transportation services to stores, pharmacies, and restaurants, education and lifelong learning seminars, and a monthly calendar of social events.</p>
<p>The project has generated a great deal of interest among potential residents, said Malcolm Sina, executive chairman of Sina Companies.</p>
<p>Arcadia Gardens’ <a href="https://www.arcadiagardensflorida.com/" rel="nofollow noopener" target="_blank">website</a> has drawn more than 700 visitors during the last 30 days, Sina said, and there are at least 200 prospective renters. Several already have placed deposits.</p>
<p>Rents start at $2,535 for one-bedroom apartments and $3,450 for two-bedroom apartments.</p>
<p>A sales trailer is in the process of being approved by the city of Palm Beach Gardens, Sina said and should be in place at the construction site by early September. It will be removed once the clubhouse opens in March.</p>

<p><strong>PALM BEACH GARDENS</strong> &#8211; With white hardhats and golden shovels, local and national officials broke ground Wednesday on a $60 million luxury rental community for active seniors in Palm Beach Gardens.</p>
<p>A ceremony for the Arcadia Gardens active adult living complex on RCA Boulevard drew executives from the project’s co-developers as well as elected officials and other legal and financial representatives.</p>
<p>The complex, which will be built on the Amara Shrine property just south of Legacy Place, will feature 220 one- and two-bedroom apartments and two-bedroom suites in two buildings on top of a parking area, as well as a 15,000 square-foot clubhouse.</p>
<p>The Amara Shrine Center was demolished last month to make way for the complex, which is for ages 55 and over. The adjacent Moose Lodge building will remain.</p>

<p>Arcadia Gardens will feature two identical ‘L’-shaped residential buildings and a clubhouse.  The clubhouse will include a living room and fireplace, a commercial kitchen with optional dining programs, a dining room and lounge, a game room, an arts and crafts room, a media center, a state-of-the-art fitness center and yoga studio, and an onsite private salon and spa.</p>
<p>All the apartments will have a screened-in patio, a kitchen, a washer-dryer, luxury finishes and 9-foot ceilings. Outdoor facilities include a resort-style pool; kitchen and fire pit; croquet, pickleball and bocce courts; a community garden, a dog park and a private lake with walking paths.</p>
<p>The project is “exciting for the city because it provides an inventory of housing we don’t have,” Palm Beach Gardens Mayor Mark Marciano said. “It’s an interesting piece of property that we’re excited to see brought into the city because it fills a niche. It fills a need.”</p>
<p>Rents are projected to start at $2,450 for one-bedroom apartments and $3,295 for two-bedroom apartments, Sina said.  Rent rates are subject to change.<br />
Developers also have agreed to pay the city $550,000 for workforce housing.</p>
<p>Construction on the clubhouse will begin first, followed by the two residential buildings.  The entire project should be completed in about 22 months,  Sina said.<br />
Interest in Arcadia Gardens is high,  Sina said. More than 80 people have been placed on the project’s prospect list, and that figure is expected to grow quickly.</p>
<p>“It’s the demographics and the proximity to all of the amenities that the senior adult would like,” he said. “Nearby there’s two million square feet of retail, good restaurants and the community college with continuing education programs. All of those things are factors to active adult seniors.”</p>
